How the calculator works

Nights available are your units times 365 days, divided by 12 for an average month. Occupancy turns them into booked nights, and your average stay turns booked nights into stays, which is what drives cleaning costs.

Revenue is your nightly rate on every booked night plus the cleaning fee on every stay. From that come the platform fee, any management fee, cleaning and supplies per stay, and your fixed monthly costs.

Platform fees

Since late 2025 most Airbnb hosts pay a single host-only service fee, commonly 15.5% of the booking, instead of the older split fee of about 3%. Check the fee shown in your own Airbnb account and enter it. If you also take direct bookings, use a blended rate.

Occupancy and lodging taxes you collect from guests are passed on to the city or state, so they are not part of your revenue here.

Break-even occupancy

Break-even occupancy is the share of nights you must book to cover your fixed costs. If it is above what similar listings in your area achieve, the numbers are too tight: raise the rate, cut fixed costs, or look at a different property.

Questions people ask

How much can I make on Airbnb?

With the defaults (one unit at $180 a night, 65% occupancy, 3-night stays, a 15.5% fee and $2,600 of fixed costs) the calculator shows about $315 of profit a month, with break-even at about 58% occupancy. Small changes in rate, occupancy or fixed costs move that a lot, which is why it is worth checking before you commit.

What occupancy rate do I need to break even?

Divide your fixed costs by what each available night earns after fees, cleaning and supplies. The calculator does this for you and shows it as a percentage.

What is RevPAR?

Revenue per available room-night: your nightly rate times your occupancy. It lets you compare listings with different rates and occupancy.
